《房地产开发》课程介绍
《房地产开发》(54学时)是一门以应用为主导的专业技术课程,主要适宜于房地产专业、工程管理专业及相关本科生学习。本课程的教学目的在于,使学员能够将本课程内容与以前所掌握的工程技术、经济管理等基础知识联系起来,具备从事房地产开发经营的基本素质。 《房地产开发》是一门理论和实际相结合的房地产类基本课程。通过课堂讲授、研讨和案例分析,让学生系统学习和了解房地产开发与经营的基本政策、流程和相关工具,并能综合运用这些知识分析和解决房地产开发与管理中涉及的实际问题。课程内容包括房地产开发与经营环境、房地产市场分析、房地产开发融资与投资、房地产开发项目投资与收入估算、房地产项目的可行性研究、房地产营销策划。
课程的主要目标是:1、熟悉房地产开发项目的流程;2、掌握项目的市场研究、可行性研究、营销策划的方法;3、通过案例研究和动手实践,初步具备组织实施房地产开发项目的能力。
Real Estate Development
(1) Objective and definition of the course:
This course is designed to analyze the real estate development process primarily from the perspective of the equity participant, for the undergraduate students majoring in real estate, engineering management. Through studying of this course, students will benefit a lot as a potential real estate developer, investor, broker, builder, and end users as well.
(2)Description of the course:
As the real estate market is booming in our country, the development of real estate products become more and more important. This course is designed to analyze the real estate development process primarily from the perspective of the equity participant.
The course examines all phases of the development process, from idea inception through marketability and asset management. The course concentrates on the analysis of the real estate market and the financial feasibility of real estate development, which involves the identification and evaluation of critical assumptions related to the creation, construction, and operation of economically viable real estate projects.
